Is it better to have a small down payment?
A lower down payment could mean you're able to buy a home months (or years) earlier. Saving up 20% of the purchase price of a home —at today's high prices — can take a long time for many of us. If you spend less on the down payment, you'll free up funds to cover the myriad of other transaction-related expenses.
There are, in fact, many benefits to making a larger-than usual down payment, as we'll discuss below, including: avoiding having to pay for private mortgage insurance. reducing the amount of your monthly mortgage obligation. reducing the total amount of interest you'll owe.
Remember, if you're a first-time home buyer, a 5–10% down payment is fine. Keep in mind, any down payment less than 20% will come with that monthly PMI fee, which will increase your monthly mortgage payments.
Typically, mortgage lenders want you to put 20 percent down on a home purchase because it lowers their lending risk. It's also a rule that most programs charge mortgage insurance if you put less than 20 percent down (though some loans avoid this).

If you're in the fortunate position of having enough money saved that you could make a larger down payment, you may still want to only put down 10%.
Drawbacks of zero down payment mortgages
First, no down payment leaves you with a large amount of debt with no home equity cushion. Home equity is the difference between the amount you've paid and/or what your home is worth and the amount you still have to pay.
Why not to put 20 down on a house?

Lenders look at your credit score and history to see if you (and, if applicable, a co-borrower) are a responsible credit borrower.
If you have minimal or no existing monthly debt payments, between $103,800 and $236,100 is about how much house you can afford on $40K a year. Exactly how much you spend on a house within that range depends on your financial situation and how much down payment you can afford to invest.

Its bad only if you have the capacity to make a larger down payment but elect not to for no very good reason. A small down payment raises the monthly payment because of the larger loan amount and higher loan costs, including fees and mortgage insurance. It all depends upon what you can afford in terms of loan payments.
How much should you put down on a $25,000 car? For a $25,000 car, consider putting down at least $2,500 if it's used or at least $5,000 if it's new. By putting 10% or 20% down depending on the car's condition, you'll have the best options for loan terms and interest rates.
On a salary of $36,000 per year, you can afford a house priced around $100,000-$110,000 with a monthly payment of just over $1,000. This assumes you have no other debts you're paying off, but also that you haven't been able to save much for a down payment.
