Is a 3 interest rate good?
Homeowners who held onto a 3% mortgage rate are becoming 'accidental landlords' The era of lower-than-ever mortgage rates is long gone, and it's been replaced with rates hovering around 7%. But homeowners who locked in lower rates before or during the Pandemic Housing Boom aren't selling.
Despite the fact that locking in fixed mortgage rates between 2% and 3% is considered to be a huge financial win, especially now that rates are hovering above 6%, it's also a bit of a burden.
"Very simply, if your mortgage rate is, say, 3% and you can earn more – like 5% – on your money, it makes financial sense to keep the mortgage," Randall says. Your stage in life might play a role in whether paying off the mortgage now is a good idea.
More than three-quarters of homeowners — 78.7 percent — have a mortgage rate below 5 percent, while nearly 6 in 10 — 59.4 percent — have a mortgage below 4 percent. Just 22.6 percent have a mortgage rate below 3 percent, according to Redfin.
But barring any major shocks to the system, most analysts agree that mortgage rates are unlikely to return to 3% in the foreseeable future. Therefore, homebuyers who are waiting for a better deal may be disappointed and miss out on other opportunities in the housing market.
While these and many other experts foresee mortgage rates trending downward in 2024, predicted drops are generally expected to be relatively modest. Homebuyers generally aren't expected to see sub-3% rates like pandemic-era homebuyers did.
A high-interest loan charges interest and fees that are higher than most other loans. Typically, a loan with an annual percentage rate, or APR, over 36% is considered a high-interest loan. If you need cash fast or have low credit, you may be offered a high-interest loan or feel like you don't have any other options.
If you pay $100 extra each month towards principal, you can cut your loan term by more than 4.5 years and reduce the interest paid by more than $26,500. If you pay $200 extra a month towards principal, you can cut your loan term by more than 8 years and reduce the interest paid by more than $44,000.
The additional amount will reduce the principal on your mortgage, as well as the total amount of interest you will pay, and the number of payments.
Making extra payments of $500/month could save you $60,798 in interest over the life of the loan.
What is considered a good mortgage interest rate?
In today's market, a good mortgage interest rate can fall in the high-6% range, depending on several factors, such as the type of mortgage, loan term, and individual financial circ*mstances. To understand what a favorable mortgage rate looks like for you, get quotes from a few different lenders and compare them.
The average 30-year fixed rate reached an all-time record low of 2.65% in January 2021 before surging to 7.79% in October 2023, according to Freddie Mac.
Currently, a 4% mortgage rate would be considered low. If that question was asked at the beginning of 2022—when 30-year mortgage rates for conforming loans was 3.77%–instead of the end of 2022—when the same mortgage rates were 7.06%—the answer would have been, yes, a 4% mortgage rate is high.
CD rate forecast: 2024
The Fed kept its rate the same after its first meeting of 2024 on Jan. 30-31. Projections suggest that we may see no rate increases in 2024, and that the Fed might start dropping its rate as soon as March, according to the CME FedWatch Tool on Jan. 31.
Mortgage rates are expected to decline later this year as the U.S. economy weakens, inflation slows and the Federal Reserve cuts interest rates. The 30-year fixed mortgage rate is expected to fall to the low-6% range through the end of 2024, dipping into high-5% territory by early 2025.
Mortgage rate predictions for 2024
The Fannie Mae sits at the low end of the group, predicting the average 30-year fixed interest rate to settle at 6.3% for Q2. Meanwhile, the Mortgage Bankers Association, National Association of Realtors and Wells Fargo had the highest forecast of 6.6%.
If all goes well, by the time 2025 comes around, we could see mortgage rates closer to 6%, or maybe even lower. But, unfortunately, there's no guarantee.” “I expect we will end the year with rates at about 6% to 6.2% -- much higher than during the pandemic but still relatively low by historical standards.”
Product | Interest rate | APR |
---|---|---|
30-year fixed-rate | 6.763% | 6.849% |
20-year fixed-rate | 6.638% | 6.741% |
15-year fixed-rate | 6.034% | 6.175% |
10-year fixed-rate | 5.829% | 6.023% |
The 10-year treasury constant maturity rate in the U.S. is forecast to decline by 0.8 percent by 2026, while the 30-year fixed mortgage rate is expected to fall by 1.6 percent. From seven percent in the third quarter of 2023, the average 30-year mortgage rate is projected to reach 5.4 percent in 2026.
Generally, what's considered a bad interest rate is anything higher than 10%. Ideally, you want to get an interest rate that's below 5% — but with little or bad credit, that can be harder to achieve.
What is an illegal interest rate?
A usury interest rate is an interest rate deemed to be illegally high. To discourage predatory lending and promote economic activity, states may enact laws that set a ceiling on the interest rate that can be charged for certain types of debt. Interest rates above this ceiling are considered usury and are illegal.
Higher interest rates typically have two effects on the housing market that can help drive down prices: They price some buyers out of the market, which is good for the buyers who remain, and they typically have the effect of putting downward pressure on housing prices, which is good for buyers.

Pay Extra Each Month
A common strategy is to divide your monthly payment by 12 and make a separate “principal-only” payment at the end of every month. Be sure to label the additional payment “apply to principal.” Simply rounding up each payment can go a long way in paying off your mortgage.
